Real Estate Management Internship

The Commercial Real Estate Management Internship is a 3-6 month long process in which you will work under the Regional Director of Operations for Management Resource Development's Southern Region. This position is considered a mentorship in which upon the successful completion you could potentially be offered a position as Regional Manager for the Southern Region of MRD's portfolio.

During the internship the Regional Director of Operations will train, mentor, and coach you on the protocol of MRD along with tactics for successful portfolio management.

The Job Duties that will be required upon completion of the internship are as follows:

FINANCIAL 

• Oversee and enhance the financial growth of each property in their portfolio by meeting or exceeding yearly budgets. Actively maintain and report monthly variances and narratives.

• Ensure that financial reporting, required reports, record keeping and paperwork is completed correctly and in accordance with company policy and procedure at all properties.

• Makes rental rate recommendations to Regional Operations Manager. 

• Ensure compliance of MRD collection procedures.

• Review all purchase orders for pre-approval

MARKETING

• Review effectiveness of marketing and outreach programs of individual communities. Ensure the annual marketing/management plans are followed and reset plans completed as necessary.

• Review market surveys from Property Managers and maintain a constant attention to the demographical conditions surrounding assets.

• Build yearly economic and demographical modeling for regional assets under management to review with Regional Director of Operations.


EMPLOYEE MANAGEMENT 

• Supervises all on-site staff in order to achieve operational goals of each asset.

• New employee orientation and training, ongoing formal and informal performance evaluation, review and approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines.

• Provides comprehensive feedback to non-performing employees. Facilitates disciplinary procedures and documentations up to and including terminations of employment if necessary.

• Conducts on-going training with office staff; e.g., leasing paperwork, workplace safety, and any other type of training that may be needed.

ADMINISTRATIVE

• Audits opening schedules, conditions of offices, and model apartments

• Monitors all aspects of management activity on a daily, weekly, and monthly basis.

• Review effectiveness resident retention programs of individual communities. Recommend areas of improvement to the Regional Director of Operations.

• Ensures all properties maintain positive customer service attitude with the focus on achieving lease renewals with rental rate increases.

• Initiate and implement policies/procedures to maintain resident communications; e.g., complaints, service requests, etc. 

ASSET MANAGEMENT

• Conduct quarterly "Property Inspection-Physical" to ensure the property is in compliance with grounds and maintenance obligations. 

• Conduct monthly “Vacancy Reconciliations” by inspecting vacant units to ensure vacancy and quality of conditions

• Work closely with Community Managers/Maintenance Supervisors to monitor and schedule all maintenance activity including the preventative maintenance schedule.

SAFETY 

• Reports all liability and community incidents to the corporate office immediately simultaneously ensuring that all workers’ compensations claims are reported and proper paperwork is completed.

• Ensure the Community Manager performs any pertinent safety checklists with maintenance staff.

QUALIFICATIONS

Bachelor’s degree (B.A.) in related field plus one year management experience; or equivalent combination of education and experience.

Proficiency in Microsoft Excel required.

Skill in Microsoft Office and Office 365 required.

Skill in Business Management, Data Analytics, Financial Analytics, and Accounting are highly preferred.
